Plumbing is often the last thing on the mind of people looking to buy a home in Inner West Sydney. Have you ever bought a property and then thought how lucky you were only to find that that beautiful façade held lots of secrets.  The secrets usually resulting in thousands of dollars in repairs.  This is particularly important if you purchase an older property.  Think about how long the plumbing has been in place at that property.  Another thing to start thinking about is whether the property has had the plumbing installed by a licenced plumber?  Maybe the current owner is a bit of a handyman and has “Fixed” that plumbing problem only for it to come up later and cost many times what it should have.

  • Gutters and down pipes inspection – are the gutters or down pipes rusted?  Are they installed correctly?
  • Sewer inspection – make sure that the sewer drains adequately.  Check for dislodged pipes, tree root invasion and that water is running freely.  Check for leaks.
  • Taps and plumbing hardware – check that the taps are not leaking and are water efficient.
  • Hot water service – check that insulation is correct and the temporary valve has been installed correct.
  • Gas appliances – check that there are no gas leaks and that the appliances have been installed correctly.

A full inspection report will then be produced to provide you with peace of mind.  In addition, the report will identify any plumbing issues which will need rectification.  This is particularly important when negotiating a deal which can reduce the price of the property to ensure that the repairs are taken into account or alternatively result in you walking away from the deal.

With the property market at fever pitch can you really afford not to get a pre purchase property inspection.  The other thing to consider is falling in love with your property and not getting a pre-purchase inspection and then finding out that you have no legal recourse to recover any costs associated with fixing those problems.  The courts expect buyers to undertake due diligence when purchasing properties and while you may note issues with the real estate agent or the buyer not ensuring that this is in writing will have other consequences further down the track.
